City Hosting Open House on Proposed Urban Commercial Zone

RAPID CITY, SD--The City's Community Development Department is hosting an open house for the proposed 'Urban Commercial Zoning District'.  The open house will be held Wednesday, December 13, 2-6 p.m. in the First Floor Community Room at the City/School Administration Building, 300 Sixth Street.

            The new zoning district is one of the recommendations from last year's Downtown Area Master Plan and would apply to the East of Fifth district in the downtown area, generally located between the South Dakota School of Mines and Technology and Fourth Street.

            "Following the adoption of the Downtown Area Master Plan in October 2016, a team of City staff has been working on the creation of the new zoning district," said City Long Range Planner Sarah Hanzel.  "The goal of creating a new zoning district is to encourage infill development and allow for a more urban style of development that supports the creation of employment, housing opportunities and improved connection to South Dakota Mines."

            Regulations in the proposed district are a hybrid between regulations in the existing Central Business District and General Commercial District and could increase height limitations, reduce parking requirements and implement additional urban design standards to encourage a vibrant and active pedestrian environment.  Zoning regulation changes are a critical component for implementing the downtown area master plan and build on investment in the downtown area.

            Hanzel said the Community Development Department is seeking public feedback on proposed language for an ordinance amendment to create the zoning district.  The ordinance revision is expected to be proposed in January.
