  • 1710 West Boulevard – The subject property is known as the Henry Hackett house, and it is a contributing structure built in 1920. The project involves replacing the slate roof with a product called brava tiles that emulate slate roofs. Brava tiles have increased weather resistance over an asphalt shingle alternative, have a longer warranty period, and they more adequately reflect the design and texture of the historic material. In review of feasible and prudent alternatives, an in-kind replacement could take months to order, and would cost at least three times more than Brava Tiles. The roof is in disrepair and is not up to building code. Also, Brava tiles were approved as an appropriate substitute roofing material on a recent project on the Walter Dickey house in Spearfish. No Adverse effect.
