Agenda Item Summary:
This request is to allow 118 dwelling units in lieu of a maximum of 40 with one point of access. Approval of this Exception will allow platting of an unplatted property (TaxID 55940) into 11 lots thereby increasing the number of dwellings to 118 with a single access into and out of the area.
Staff recommends approval of the request with the stipulation that a covenant agreement as approved by the Fire Department be executed for the proposed Falcon Crest II Subdivision to ensure fire suppression systems be installed, building materials are fire resistant, building separation distances, landscaping provisions and wildfire mitigation plan be completed.
