Agenda Item Summary:
Per Section 2.6 of the Infrastructure Design Criteria Manual (IDCM), a single access can only serve 40 dwelling units or less unless an Exception is approved by City Council. This request is to allow 54 residential dwelling units with a single point of access for proposed Tract 1 of Diamond Ridge Subdivision. City Council previously approved 53 dwelling units on 7/20/2020 for Phases 3 and 4 of Diamond Ridge Subdivision. The proposed platting of Tract 1 will increase the number of dwelling units to 54; therefore, an additional Exception must be approved by City Council. This subdivision is a phased project; future phases will provide additional street connections, so this 40 dwelling unit Exception will be temporary. Staff supports approval of the Exception.
