Agenda Item Summary:
Per Section 2.6 of the Infrastructure Design Criteria Manual (IDCM), a single access can only serve 40 dwelling units unless an exception is approved by City Council. This request is to allow the next phases of Shepherd Hills to continue (see exhibit). Approval of this exception will result in approximately 89 lots with a single access. Developer is also extending N. Valley Drive, which will eventually provide a 2nd access. E Philadelphia Street is built to Collector standards which improves ingress/egress due to the wider street. Staff recommends approval of the request.
