Agenda Item Summary:
A request was received in the Engineering Office on October 21, 2019 requesting a forty foot driveway opening. As per the IDCM a shared driveway for townhouses and duplexes with adjoining two or three stall (side-by-side) garages with a setback distance of thirty feet or more is allowed a thirty foot maximum access approach. The builders did not want to wait for an existing drainage easement to be vacated, so they began building and set the townhouses back at a forty three foot setback. This gives plenty of room on the property to maneuver a vehicle out of a garage and be able to get out of a thirty foot wide access approach. City staff agreed that there is no hardship created by having a thirty foot driveway approach over the requested forty foot approach with the face of the garage set back forty three feet behind the property line. Public Works staff recommends denial of the driveway opening exception.
