The subject property is a part of a larger 116.1 acre parcel. It is currently zoned General Agricultural District and is currently in use as the Saint Martin Monastery. The applicant has requested to rezone a 35.9 acre portion of the property from General Agricultural District to Medium Density Residential District. The subject property has a Future Land Use Designation of Forest Conservation which is intended to provide for preservation of open lands and large lot development. The proposed use of the property is to convert the existing monastery to an assisted living facility, which is in character with existing development in the neighborhood. Medium Density Residential District is an allowed primary zoning district for this land use designation. The proposed Rezoning complies with the City’s Comprehensive Plan.
