Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning designation of a portion of the property currently addressed as 7380 Muirfield Drive from No Use District to General Commercial District. On April 3, 2023, City Council approved Preliminary Subdivision Plan (#23PL014) to create three residential lots and one commercial lot. It was stipulated as part of that approval that prior to the submittal of a Final Plat application, the property must be annexed into the City of Rapid City. If the annexation is approved, the property will be zoned No Use District and must be rezoned to an appropriate zoning designation within 120 days. The applicant has submitted a Petition for Annexation (#23AN003) as required which will be heard in conjunction with this rezone. This application is to rezone the proposed commercial lot otherwise to be known as Lot D of Red Rock Shadows No.2 Subdivision. The proposed lot is 3.61 acres in size and currently contains three mini-warehouse buildings. The gravel drive aisles and the lack of landscaping and screening on the property are considered legal-non conforming in the County and will not be affected as a result of this application.
