The applicant has submitted a Variance request to allow a two-story, 20.5-foot-high accessory structure in lieu of the maximum height of 15-feet. The subject property is comprised of 0.23 acres of land zoned Medium Density Residential District. The site consists of an approximately 1,220 square-foot single-family dwelling built in 1951. A proposed two-story garage will be located in the southwest corner of the property and will be 20.5 feet in height. The ceiling height of the main level of the proposed accessory building is 9 feet and slightly greater than 8 feet on the upper level. As stipulated in the Ordinance, building height is measured from the finished grade at the front of the building to the mean height level of a gable roof. There are no explicit limitations on the number of stories for accessory buildings however the height must comply with the 15-foot maximum. The building will be 24 feet by 30 feet or 720 square feet in size. The gross floor area of the proposed garage is 1,440 square feet in size. An overhead door for vehicle access will be located on the south wall facing the alley and a man door will be located at grade on the north wall to access the upper level, there is no interior access for the second story.
