The applicant is requesting to rezone a 0.16 acre property from General Commercial District to Medium Density Residential District located east of the intersection of Mount Rushmore Road and Franklin Street. The property is currently developed with a single-family residence which is not a permitted use in the General Commercial District, however, is permitted within the Medium Density Residential District. The City’s Future Land Use Plan identifies the subject property as Urban Neighborhood, which includes Medium Density Residential District as a primary use. As such, the Rezoning request is in compliance with the City’s Future Land Use Plan for the property and surrounding neighborhood.
