Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning designation from General Commercial District to Office Commercial District on a 5.45 acre property located east of Elk Vale Road at the corner of Timmons Boulevard and Berniece Street. The adjacent lots to the east and southeast are zoned Office Commercial District and are developed accordingly. Currently, the subject property is void of structural development. The Future Land Use Plan designates this property and adjacent properties as Mixed-Use Commercial. Mixed-Use Commercial, identifies the Office Commercial District as a secondary use. As such, rezoning the property from General Commercial District to Office Commercial District is in compliance with the City’s adopted Comprehensive Plan.
