Agenda Item Summary:
The applicant has submitted a Rezoning request to rezone a 0.98 acre portion of property from General Agricultural District to Low Density Residential District I for future single-family development. The subject property is part of a larger parcel of land 47.1 acres in size. On May 3, 2021, the Rapid City Council approved a Preliminary Subdivision Plan to create 53 residential lots as part of the Auburn Hills Subdivision. Additionally, on May 15, 2021, the Rapid City City Council approved a request to change the zoning designation of a 12.91 acre portion of property directly adjacent to the subject property from General Agriculture District to Low Density Residential District I. The metes and bounds description of the aforementioned rezone did not align with the proposed subdivision boundary, as such, the 0.98 acre subject property is being rezoned from General Agricultural District to Low Density Residential District I to ensure the entire proposed subdivision is zoned properly. The property is located west of the western terminus of Coal Bank Drive. Currently, the property is void of any structural development. The City’s Future Land Use Plan identifies the subject property as Low Density Neighborhood, which lists Low Density Residential District as an appropriate zoning designation. As such, the Rezoning request is in compliance with the City’s Future Land Use Plan for the property and surrounding neighborhood.
