The applicant has submitted a Final Planned Development Overlay to construct a commercial building on the property located north of the intersection of Eglin Street and Luna Avenue. The property is comprised of 8.66 acres of undeveloped land zoned General Commercial District. On September 19, 2022, the Planning Commission approved a Preliminary Subdivision Plan (#22PL092) for the property to create two commercial lots, leaving a non-transferable balance. This application pertains to the proposed 0.85-acre lot located in the southeast corner of the property. The applicant is proposing to construct a commercial building that is 3,540 square feet in size and one story or 22.4 feet in height. The proposed development will be used for Chapter Aesthetic Studio which offers a range of non-surgical and cosmetic procedures, including injectables, laser skin treatment, and body treatment. The building will be located on the eastern portion of the proposed lot with parking and landscaping to the north, west, and south.
