Agenda Item Summary:
The applicant has submitted an Initial and Final Planned Development Overlay to allow a mix of industrial uses on a two acre parcel of land located directly west of the intersection of Harmony Heights Lane and South Plaza Drive in Fountain Springs Business Park. The subject property is zoned Light Industrial with a Planned Development Designation. The Planned Development Designation was approved by the Planning Commission on September 18, 2000 in conjunction with a rezone from Office Commercial District to Light Industrial District and required that a Final Planned Development application be submitted for Planning Commission review and approval prior to development on the subject property. The property is currently void of any structural development. The proposed Initial and Final Planned Development Overlay is for Phase 1 of a two-phased light industrial development project. As part of Phase 1, an 8,250 square-foot building will be constructed and include 4,500 square feet of manufacturing and distribution of make-up and grooming products and 3,750 square feet for a future industrial tenant. Phase 2 of the project includes an additional 8,150 square-foot building consisting of warehouse and office space of an undetermined ratio. Once the applicant has determined the exact uses and square footage of this future phase a Major Amendment to the Planned Development must be submitted for review and approval prior to issuance of a building permit. The proposed uses of manufacturing and distribution of makeup and grooming products are permitted uses within the Light Industrial District. No Exceptions are being requested as part of this application.
