The applicant has submitted a Variance request to reduce the side yard setback from 8 feet to 5 feet for the construction of an attached single car garage measuring 12.5 feet by 28 feet. The property is located at 1018 Milwaukee Street. The property is currently developed with a single family structure. The property is zoned Low Density Residential District. The purpose for the Variance request is to reduce the side yard setback from 8 feet to 5 feet in order to utilize an existing curb cut and the existing concrete parking pad. The existing development on the site plus the proposed development does not exceed the maximum lot coverage requirements. This residence is located on a corner lot, meaning there is is a 20 foot setback required on two sides. This circumstances limits the buildable area. In addition, there is not sufficent space in the back yard for the placement of the proposed structure.
