This item has been continued several times since the May 27, 2021 Zoning Board of Adjustment meeting at the applicant’s request to allow time to address an issue with an existing retaining wall that required an engineered design and to work with an area property owner regarding the location of utility lines that cross their property to serve the subject property. The information for the retaining has been submitted and reviewed and approved by the City Engineering Division. (Update: 7/29/21. Added or revised text is shown in bold print.) This item has been continued several times since the May 27, 2021 Zoning Board of Adjustment meeting at the applicant’s request to allow time to address an issue with an existing retaining wall that required an engineered design. The information has been submitted and reviewed and approved by the City Engineering Division. The applicant has submitted a Variance request to reduce the rear yard setback from 25 feet to 4.8 feet and the side yard setback from 8 feet to 5 feet to convert a garage into a dwelling on property located at 1605 Sunnyvale Court. The applicant is proposing to construct a breezeway between the dwelling and the detached garage and to convert that garage into living space and establishing a duplex on the property. The existing detached garage is legal non-conforming to setback. Turning the garage into a dwelling changes the required setbacks
