Agenda Item Summary:
The applicants are requesting a Conditional Use Permit to allow an over-sized garage. More specifically, the applicants are proposing to construct a 1,260 square-foot building consisting of a three-car garage, storage room, and recreation room. There is an existing two-car 719 square-foot garage attached to the house, where the applicants reside. The area of the existing and proposed garage totals 1,979 square feet, which exceeds the maximum allowed 1,500 square feet of garage area. The applicants intend to use the proposed garage and storage area for vehicle, camper, bicycle, and lawnmower storage. The recreation room will be used as a place to dry off and get out of sun after using the proposed adjacent swimming pool. The applicants have stated that the garage will not be used for commercial purposes and will be used solely by the residents and their guests. The applicants have submitted an elevation drawing identifying that the proposed building will be constructed in the same style as the existing dwelling. The applicants are proposing that the garage have a maximum height of 17 feet 8.75 inches, which is in excess of the maximum allowed 15 feet. The applicants have stated that this height is necessary because the garage will be used to house a camper, and storing campers outside is not allowed because of a covenant agreement. Prior to issuance of a building permit, a Variance from the Zoning Board of Adjustments or an Administrative Zoning Exception must be obtained to allow the height exception.
