Agenda Item Summary:
The applicant has submitted a Major Amendment to a Conditional Use Permit to demolish an existing carwash and construct a new, larger carwash in the same general location as the existing carwash. Specifically, the applicant intends to construct a 2,833 square-foot carwash in the place of the existing 889 square-foot carwash, owned and operated by “Common Cents Convenience Store”, located at 2640 Mount Rushmore Road. The proposed construction will replace the existing carwash with a ‘Super Tunnel’ carwash. The subject property is approximately 1.4 acres in size and is zoned General Commercial District. Carwashes are a Conditional Use within the General Commercial District when located within 250 feet of a residential dwelling or district. A Major Amendment to a Conditional Use Permit (File #06UR018) to allow modification of the existing carwash on the subject property was approved on July 27, 2006, and a Minimal Amendment to that Major Amendment (File #06UR018A) to allow further modification of the existing carwash was approved on June 2, 2016
