Agenda Item Summary:
The applicant has submitted a Rezoning request to rezone approximately 4,395 square feet of property from General Commercial District to Office Commercial District. The City’s Future Land Use Plan designates this area as Mixed Use Commercial. It appears this area is a part of a larger General Commercial District lot that once rezoned to Office Commercial District, will be replatted into the adjacent Office Commercial lots to create a buildable parcel to support potential apartment development. The area currently consists of grassy rolling hills, with an apartment development to the southeast. Property to the north is zoned General Commercial District and Medium Density Residential within a Planned Development Designation and is currently undeveloped. Property to the west is zoned as General Commercial District and is currently undeveloped. Property to the south is zoned General Commercial District within a Planned Development Overlay and is developed as a car wash. Property to the east consists of three parcels zoned as Office Commercial District, with the southernmost being within a Planned Development Overlay and developed as an apartment complex. The northern two parcels are currently undeveloped. The proposed Rezoning request is consistent with surrounding land uses and the character of the area.
