Agenda Item Summary:
The subject property is 18.5 acres located north of Catron Boulevard between Wellington Drive and Tartan Court. The property was annexed in 1997 and was rezoned to General Agricultural District. The applicant proposes to rezone the property in alignment with the City’s Future Land Use Plan to Low Density Residential District II. The Future Land Use Designation of the subject property is Low Density Neighborhood. The Public Works staff has identified the potential for water connection utilizing pressure reducing valves. Catron Boulevard will serve as access to the subject property. As a part of the associated Preliminary Subdivision Plan application, the applicant must secure a permit from the South Dakota Department of Transportation to allow a street connection to Catron Boulevard, a State highway. Catron Boulevard is identified as a Principal Arterial Street on the City’s Major Street Plan and is currently designed to accommodate large volumes of traffic. Any required street improvements will be addressed as a part of the plat review and approval.
