The subject property consists of 2.7 acres located on N. Valley Drive. The property is void of structural development and is currently zoned Light Industrial District. The property has a Future Land Use Designation of Urban Neighborhood. The Rezoning request to Medium Density Residential District is consistent with the City’s Comprehensive Plan and Future Land Use Plan. N. Valley Drive is a collector street on the Major Street Plan. The demand on water and sewer infrastructure associated with the proposed Medium Density Residential District is generally less than that of the existing Light Industrial District. However, adequate downstream sewer capacity will need to be demonstrated at time of building permit
