Agenda Item Summary:
The applicant has submitted an Initial Planned Development Overlay application to allow an apartment complex to be constructed in the proposed Diamond Ridge Subdivision. The apartment development is to be known as the “Diamond Ridge Villas” and will consist of 17 apartment buildings with a total of 384 units (128 one-bedroom, 188 two-bedroom, and 68 three bedroom) to be constructed in two phases on a 17.84-acre site. The apartment complex will include a leasing office, clubhouse, outdoor swimming pool, dog park, and 10 garage structures consisting of 72 stalls. The applicant has also submitted a Development Engineering Plan application to create a 17.84-acre parcel (file 21PL095). Creating the lot as proposed will require the dedication of right-of-way and the construction of E. Anamosa Street, as well as the construction of Radiant Avenue and the extension of water and sewer mains to serve the future development of the property. The property is located at the western terminus of proposed Radiant Avenue. Currently, the property is void of any structural development.
