Agenda Item Summary:
The applicant has submitted a Major Amendment to a Planned Development Overlay to allow an on-sale liquor establishment in conjunction with an art and music venue to be called “Seed Studios”. In particular, the applicant is proposing to occupy two suites for music rehearsal rooms, recording studio, arts room, and include indoor and outdoor seating for events. Additional bike parking is proposed and spots for food trucks. The proposed hours of operation for the events in the parking lot are weekdays after 5:30 p.m. and all day on weekends. As such, the applicant is requesting an exception to reduce the minimum required parking from 44 parking spaces to 30 parking spaces and to reduce the parking to 0 parking spaces during events to be held in the parking lot operated in compliance with the proposed operations plan.
