The City is initiating this rezoning request due to the annexation of the property into the City limits. Prior to annexation, this 15 acre parcel was zoned Heavy Industrial District in Pennington County. Upon annexation it was given the temporary zoning designation of No Use District. The property is currently developed with multiple structures that support the manufacture and distribution of shelf ready lumber product, which are appropriate uses for the Heavy Industrial District. This rezoning request complies with the Comprehensive Plan future land use designation of Heavy Industrial District
