Agenda Item Summary:
The intent of the Office Commercial District is to provide areas within our community for institutional and commercial activities with land, space and aesthetic requirements that are desirable within a central location or a suburban location near residential neighborhoods. Currently, the Office Commercial District allows any permitted use and conditional use allowed within in the Medium Density Residential District. The Medium Density Residential District allows single-family, townhomes, duplexes and multi-family dwellings as permitted uses. This has resulted in residential development on property(s) zoned Office Commercial District located along arterial street(s) and within commercial corridors that are identified as appropriate for commercial development pursuant to the City’s Future Land Use Plan. As such, staff is bringing forward this Ordinance amendment to remove single-family, two-unit townhomes and duplexes from the Office Commercial District. Multi-family dwellings are currently and will continue to be allowed as a permitted use within the Office Commercial District
