The applicant has submitted a Variance request to reduce the required front yard setback for an existing single-family dwelling from 20 feet to 16.8 feet for property located at 1012 Farlow Avenue. The property is 0.24 acres in size and is currently zoned Neighborhood Commercial District, which does not allow single-family dwellings as a permitted or conditional use within the district. The applicant has submitted a Rezoning application (File# 19RZ029) concurrently with this application to rezone the subject property to Medium Density Residential District, which allows single-family dwelling units as a permitted use. The existing front yard setback for the structure is legal-nonconforming within Neighborhood Commercial District. Rezoning the property as proposed will create a non-conforming front yard setback requiring that the Variance be granted prior to approval of the associated rezoning request.
