Agenda Item Summary:
This item was continued from the September 5, 2019 Zoning Board of Adjustment meeting to allow the applicants to meet with staff and submit a revised plan. On September 9, 2019, the applicants met with staff and subsequently submitted a revised site plan showing a 5-foot side yard and rear yard setback for a garage addition. The proposed addition will require a Variance to lot coverage from 30% to 32% and a Variance to reduce the side yard setback that abuts a street from 35 feet to 23 feet. The applicant has submitted a Variance request to construct a garage addition requiring a reduction in the rear yard setback from 5 feet to 1-foot, to reduce the side yard setback from 5 feet to 1-foot, to reduce the front yard setback from 35 feet to 28 feet, and to increase lot coverage from 30 percent to 33 percent. In particular, the applicant is proposing to construct a 22 foot by 22 foot, 484 square foot garage addition onto the west side of the existing garage located at 1121 West Boulevard. The applicant is also proposing to construct a kitchen expansion that complies with setbacks. The property is currently developed with a single-family dwelling and a detached garage measuring 400 square feet in size.
