Agenda Item Summary:
The applicant has submitted a Variance request to reduce a side yard setback abutting a street from 35 feet to 18 feet for an accessory structure and to allow a maximum lot coverage of 34% in lieu of 30% allowed coverage. Specifically, the applicant intends to construct a 24-foot by 24-foot (576 square-foot) detached garage on the property located at 1101 11th Street. The applicant’s site plan shows the proposed garage set back 18 feet from the northern property line and increases the overall lot coverage on the property to 34%. The proposed garage will be accessed via Fulton Street and will provide covered, off-street parking for the property. The subject property is zoned Medium Density Residential District and is approximately 6,534 square feet in size. The property is also located within the West Boulevard Historic District but does not contain any contributing structures to the district. The proposed garage was determined to not damage, destroy, or encroach upon historic property and was administratively approved by the State Historic Preservation Office and City staff.
