Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning designation from Medium Density Residential District to Office Commercial District for a 0.168-acre parcel of land located in the Orchard Meadows Subdivision. This parcel and the two parcels as identified in the companion applications are all a part of Lot H, Orchard Meadows Subdivision. On August 22, 2019, the Planning Commission recommended approval of a Rezoning request to change the balance of Lot H from General Commercial District to Office Commercial District. This application will be considered by City Council on September 3, 2019 (first reading) and September 16, 2019 (second reading). Upon approval of the four associated Rezoning requests, all of Lot H will be zoned Office Commercial District. The applicant has submitted a revised Master Plan for Orchard Meadows identifying that the property will be used for “future offices” and is intended to provide a buffer between the proposed residential development to the south and the proposed commercial development to the north of the subject property. The property is located approximately 400 feet west of the intersection of Jaffa Garden Way and Elderberry Boulevard. Currently, the property is void of any structural development.
