Agenda Item Summary:
The applicant has submitted a Rezoning request to rezone two contiguous parcels of land from Neighborhood Commercial District to Medium Density Residential District. The parcels are approximately 0.16 acres and 0.24 acres in size, respectively, and are developed with single-family residential uses. The applicant has submitted this request in order to allow for residential redevelopment on the property in the future, which is not currently allowed within the Neighborhood Commercial District. In review of the application, it was noted that the proposed rezoning to Medium Density Residential District will create non-conforming side yard setbacks for both properties, requiring review and approval of two Variance requests. On September 9, 2019, the applicant submitted the two associated Variance requests, which will be heard at the Zoning Board of Adjustment meeting prior to the October 10th Planning Commission meeting.
