Agenda Item Summary:
The applicant has submitted a Major Amendment to a Planned Development Overlay to construct a single-family dwelling with an attached garage and an over-sized detached garage. The proposed dwelling will have an attached garage measuring 1,120 square feet in size. The proposed detached garage will measure 720 square feet in size for a total of 1,840 square feet of garage area. The total will exceed the maximum allowed 1,500 square feet of garage and accessory structures by 340 square feet. The applicant has stated that the garages will not be used for commercial purposes or as a second residence. The applicant has also submitted elevations identifying that the dwelling and garage will be constructed of similar materials. The applicant is requesting an Exception to allow a height of 16.75 feet in lieu of the maximum allowed height of 15 feet for the detached garage. The height is needed for taller doors to store a recreational vehicle.
