Agenda Item Summary:
The applicant has submitted this Final Planned Development Overlay to allow a carwash and an LED message sign. In particular, the applicant is proposing to construct a drive-through carwash measuring 5,180 square feet in size with 20 vacuum stalls. There will be an LED message sign measuring 4 feet 8 inches by 9 feet 5 inches and 45 square feet in size located on the south side of the property. The applicant is proposing either a pole sign or a ground sign. The Planning Commission has directed staff to bring all requests for electronic reader board signs proposed within a Planned Development before the Planning Commission for consideration. The proposed signage is in compliance with the Sign Code. The applicant has also submitted a Rezoning request (File #19RZ033) from Office Commercial District to General Commercial District. A carwash is identified as a conditional use in the General Commercial District if the property is located within 250 feet of a residential property.
