This item was continued from the July 26, 2018 Zoning Board of Adjustment meeting to allow the applicant to contact Montana Dakota Utilities (MDU) to determine if the gas line can be moved. Staff is also in contact with MDU. Staff will update the Zoning Board of Adjustment at the August 9, 2018 meeting. No other changes have been made to this report. The applicant has submitted a Variance request to reduce the minimum required side yard setback that abuts a street for an accessory structure from 35 feet to 15 feet as per Chapter 17.12.050 of the Rapid City Municipal Code. The applicant is proposing to construct a detached garage measuring 24 feet by 40 feet. The applicant demolished an existing detached garage and is proposing to construct a larger garage in the same footprint which had a 15 foot setback from the property line abutting Van Buren Street.
