The City is initiating this rezone request as part of implementation of the Downtown Area Master Plan and the recent creation of the Urban Commercial Zoning District. There are about 109 parcels within the rezoning area that are largely developed with existing commercial uses. The subject property is currently zoned General Commercial District and has a future land use designation of Downtown, Public/Quasi Public, and Mixed Use Commercial. This rezoning request complies with the Downtown Area Master Plan and the Comprehensive Plan.
