The applicant has submitted an Initial Planned Development Overlay to allow multiple dwellings units in association with the existing Black Hills Works Foundation facility on the property generally described as 803 Soo San Drive. Specifically, the applicant is proposing to create nine single story detached dwelling units to serve as transitional housing for patients undergoing treatment at The Brain Injury Rehabilitation Center, which is also located on the subject property. Each proposed dwelling unit is approximately 1,200 square feet in size and constitutes a single phase of development. Future phases of development will be submitted for review and approval as additional units are needed, requiring a Major Amendment to the Final Planned Development Overlay. The subject property is 6.36 acres in size and is zoned Office Commercial District. The property is located northwest of the intersection of Soo San Drive and Range Road. The Black Hills Works Brain Injury Rehabilitation Center is currently located on the property and provides services to individuals who have sustained brain injuries. The proposed dwelling units will be utilized as transitional housing for patients undergoing treatment at the rehabilitation center.
