Agenda Item Summary:
The applicant has submitted an Initial Planned Development Overlay to allow a 35 lot single-family residential development with Exceptions. The proposed lots are Phases 3 and 4 of the Johnson Ranch development and include a total of 7.03 acres of land zoned Low Density Residential District and Medium Density Residential District. The applicant is requesting the following Exceptions: • to reduce the minimum lot width at the front building line from 50 feet to 46 feet; • to increase the maximum allowed lot coverage from 30% to 35%; and, • to reduce the minimum required lot size from 6,500 square feet to 4,922 square feet. Currently, the property is void of any structural development. The applicant has also submitted a Preliminary Subdivision Plan (File #18PL016) to create 52 residential lots, 4 commercial lots, one multi-family lot, and two tracts.
