Agenda Item Summary:
The applicant has submitted an Initial and Final Planned Development Overlay to allow a pre-school. The applicant, Rural America Initiatives, is proposing to construct a pre-school measuring 37,615 square feet in size. The proposed pre-school will offer a head start and early head start services to approximately 120 children with 70 staff members. The proposed development will be in two phases with Phase I including classrooms and support facilities and Phase II consisting of a gymnasium. The applicant is requesting the following Exceptions:• An Exception to allow a height of one story and 38 feet in lieu of the maximum allowed height of 3 stories and 35 feet;• An Exception to reduce the minimum required parking aisle width for 14 parking spaces from 26 feet to 24 feet; and, • An Exception to allow two ground signs measuring 98 square feet in size in lieu of the maximum allowed one ground sign measuring 32 square feet in size.
