Agenda Item Summary:
The applicant has submitted a Major Amendment to a Planned Development to allow a nail salon with off-site employee parking. An 8,096 square foot commercial structure with four suites is located on the property. Currently, Starbucks, Noodles & Company and Select Comfort are located in three of the suites. The applicant is proposing a nail salon with 12 manicure and pedicure chairs in the fourth suite. A minimum of 92 spaces must be provided for all of the uses existing and proposed on the property. The applicant has submitted a site plan showing that 62 spaces currently exist. The applicant is requesting to locate 30 employee parking spaces within the commercial parking area for Rushmore Crossing located directly south of the property, across Eglin Street. The applicant has also submitted a master parking plan for Rushmore Crossing identifying that 132 extra parking spaces exist within the Rushmore Crossing parking area on the south side of Eglin Street. Utilizing 30 of these spaces for employee parking for this property leaves 102 extra spaces above what is required pursuant to the City’s Parking Regulations within the commercial parking area for Rushmore Crossing. No other Exceptions have been requested.
