Agenda Item Summary:
The applicant has submitted a request to rezone approximately 3.24 acres of property from Office Commercial District to General Commercial District. In 2010, a Planned Development Designation (File #10PD046) was approved for the property, requiring a Final Planned Development be approved for the property prior to issuance of a building permit. The applicant has indicated that a mix of uses, including a group home with several commercial accessory uses will be developed on the property. However, the commercial uses proposed for the site are not permitted in the existing Office Commercial District. As such, the applicant is proposing to rezone the property to General Commercial District with the understanding that a Final Planned Development will be required prior to development or use of the site.
