Agenda Item Summary:
The applicant has submitted a request for a Final Planned Development to allow a car wash in conjunction with a convenience store. The applicant has submitted an associated request to rezone northern portions of the site from Low Density Residential District to General Commercial District (File #16RZ033). The proposed convenience store, to be known as a Holiday gas station, will include an automatic car wash. All car washes are conditional uses in the General Commercial District. As a part of the requested Final Planned Development, the applicant has requested one Exception to allow a maximum 55-foot-tall ground sign to be located on the southeast corner of the property. In addition, the applicant has requested a one-sided Light Emitting Diode (LED) message center to be located on a separate 25-foot-tall pole sign on the property. No other Exceptions are being requested as a part of this Final Planned Development.
