Agenda Item Summary:
The applicant has submitted a Final Planned Development Overlay to allow construction of a car wash in conjunction with a convenience store with gas sales. In particular, the applicant is proposing to construct a 6,255 square foot “Holiday” gas station on the property as well as a one-bay automatic carwash. The property is located within an existing Planned Development Designation and a car wash is a conditional use in the General Commercial District. As such, the applicant has submitted this request for a Final Planned Development on the property. The applicant is not requesting any Exceptions as a part of this request. However, the applicant is proposing a two-sided, 38.5 square foot on premise Light Emitting Diode (LED) message center to be located on a pole sign on the northeast corner of the property. An LED sign is a permitted use in the General Commercial District. However, in the past, the Planning Commission has directed staff to present all requests for LED signage to the Planning Commission for their consideration. A revised sign package was submitted on 6/30/2016 and the appeal was withdrawn.
