A request was received in the Engineering Office on November 24, 2020 requesting the requirement
to install sidewalk along Pine Tree Drive per City of Rapid City Ordinance 12.08.060 be waived. A
four-foot wide sidewalk is required to be constructed along Pine Tree Drive, at the time of building
permit, with the property having approximately 304 feet of frontage along Pine Tree Drive. All of the
properties along Pine Tree Drive are developed along with said property and no sidewalks in place.
The property owner is looking to build an oversized garage on the property triggering the need to
install sidewalk. The requested variance will allow for construction on the property without the
installation of sidewalk in the adjacent Pine Tree Drive right-of-way. The adjacent Pine Tree Drive is
a two lane, paved, rural street section with no sidewalks and topographical conflicts. The closest
sidewalk is roughly 3000 feet to the north on Corral Drive.
